What is Association’s responsibility for Landscape Maintenance?
“maintain, repair, make necessary improvements to the Common Area, including landscaping, including, exterior surfaces of all Condominium Buildings, including painting, and the shared portion of the repair of fences with unit owners (CCR 7-1)
What is Association’s responsibility for Exterior Unit Maintenance and Common Area Maintenance?
“maintain, repair exterior surfaces of unit, including roofs, chimneys, foundations, beams, bearing walls, columns, vertical supports, floors, gutters, utility installations except which may form a part of an element of a unit. Also includes painting of the wooden garage doors. The HOA will not be responsible for the painting or maintenance of the aluminum garage doors homeowners elect to change at their own expense. “Association will provide a master policy of insurance for the full replacement value, without deduction for depreciation, of all of improvements of the Covered Property,” on an “All Risk” basis, excluding Earthquake and Flood perils, but will contain “Replacement Cost.” CCR 8-1(b)
“Association will provide fidelity coverage for officers, employees, volunteers who handle the funds of the Association.” CCR8-1(c)

What is unit owner’s right to insure?
“Unit owner may carry personal property insurance, liability insurance covering his individual for damage to persons or property occurring inside his unit, and any improvements made upon the unit may be insured under “tenant’s improvements” coverage. CCR 8-8
Can unit owner alter his unit or landscaping?
“No building, fence, wall or other structure can be built on property, and no exterior additions or alterations can be made either to the unit or the landscaping until plans and specifications are submitted to the Architectural Review Committee and approved by the Board. This includes change-out of the wooden garage door to aluminum garage door. Also includes any kind of lighting outside of the gate of the unit. Approval will be based upon, among other things, conformity of external design and conformity with rules and regulations as may be adopted by the Architectural Review Committee.” CCR 5-1
